Another cool idea I had is that Amityville, the place where Danny Fenton is set, the whole town is actually super quiet and close knit and doesn't really have a lot of violent crime or a real ghost problem. All the issues in the series are caused by Danny's parents and Vlad experimenting around and basically building a doorway for all the ghost to go through.

Which is the excuse I'm using for why the Shining's much darker and more evil ghost, don't make an appearance. Amnityville genuinely is a very nice place to live and doesn't have enough violence to sustain some of the nastier stuff. But the issues is that by digger deeper and deeper into the ghost world, you start to invite more ghost until eventually those evil spirits start to take notice.

With a major conflict being that Danny Torrence is trying to convince Danny Fenton and his parents that they need to stop playing with this other world, and trying and failing to explain why as his own personal issues makes it hard to tell the truth. With a big plot point being that eventually the Fenton family and Vlad learn about the Overlook hotel and go visit it, despite Torrence's warnings.

The ghosts in Danny Fenton are reflections. Their basically memories or unresolved emotions that still linger on and if extreme enough or somehow empowered they turn into a ghost. So they technically aren't people, but at the same time they have the memories and emotions of that dead person and it just becomes a ship of Theseus problem if they actually are that person or not.

One of the best fan theories I've seen is that the Time Ghost is made from one of the many incarnations of the Doctor from Doctor Who. But he could just as well represent all the complicated emotions millions of people have about time or regretting the past.

With the Overlook Hotel it's deliberately left ambiguous if it's alive or not. But what's known for sure, is that it was an incredibly popular destination in the past for a lot of presidents, governors, and a lot of important people. All of whom have brought in their baggage, so there's been a lot of murders, suicides, occult rituals, and Mafia hits done at this hotel.

And all that negative energy and vengeful spirits have coalesce inside the walls and basically come alive into this one evil entity that's sole purpose is to drag more people into the hotel, to either kill themselves or other people thus trapping them inside. With even normal people being affected, but especially psychically powerful people like Danny since they can directly interact with the ghosts.

While as for Danny Fenton, his half dead status is really going to trigger the hotel because it's kind of like a spider. It wants to draw people in and keep them trapped, and someone it see's as already dead shouldn't be allowed to leave.

Who knows? lol. I'll be honest a lot of the plot holes in the setting can kind of be blamed on Butch Hartman, the creator. He's a pretty religious guy and he didn't like the idea of ghost not being able to go to heaven or hell, so he came up with a lot of complicated extra lore surrounding ghost not being the real person but also kind of is.
